+ RESIDENTIAL | REMODELLING

From simple cosmetic touchups, to gutting down the interior of the existing space, we use our sharp design instincts and expertise to help homeowners and business stakeholders bring life and beauty into the prospective space. Whatever the extent of the project, we use an integrated design-build process that achieves promising results. We have undertaken residential remodelling with varying scopes. Our process begins with the initial conversation with stakeholder(s) or homeowner(s) on what the end goals are. Once a budget to scope analysis is complete, we move onto the design phase.

The design phase includes concept design, building permit documents preparation and application, design tendering, value engineering when needed, and the issuing of construction documents, specifications and in the case with a design-build project, RAAW Contracting prepares the construction contract which mirrors the initial budget outline without the risk of running above the design-budget set out.

+ RESIDENTIAL | FF&E BESPOKE DESIGN

With each unique space, whether it is working with developers or homeowners within the residential design sector, we offer custom furniture and curated decor that are globally sourced. This goes beyond customizing fabrics and wood finishes on furniture items from local resources — the possibilities are endless. From a single featured bespoke piece, to an entire collection, our FF&E design and procurement process oversees the entirety of the process from design, production, to installation.

Turnkey services are also available for international clients who do not have the option of being involved in the project’s delivery process. We have done projects with various level of owners-involvement and are equipped with the professional capacities to accommodate any level of designer-involvement.

+ Commercial | T.I. DESIGN + BUILD

We offer a full scope of interior design service for commercial spaces, that may or may not require building permitting applications to local municipalities in the Greater Vancouver Area. From early on in the schematic design stage, we work closely with electrical, structural and mechanical consultants (where applicable) to anticipate restrictive conditions and complications that may arise. Our goal is to reflect creative branding of businesses, while complying to BCBC (or VBBL) regulations, NFPA standards, ADA requirements, and local health authority requirements where needed.  

We exercise full design leadership during the design implementation stage by working closely with the team during the construction stage. To ensure every detail of our proposed design is realized, on-time and within initial projected-budgetary outline, RAAW Contracting Ltd. is our contracting division, which for certain higher-level projects, we will establish a design-build process.

+ Hospitality | design & CONSULTATION

In addition to and as an extension of our Residential and Commercial design services, we also specialize in hospitality design. With thorough understanding in construction-design cost structures, our team can deliver interior design solutions to large or boutique hotels and super host airbnbs looking to rebrand, renovate or get established. Our total design solution covers initial feasibility review that looks at zoning, building code and accessibility standards in conjunction with project budgeting exercises with stakeholders. The design process commences after an overall project budget is established and takes into consideration a multitude of factors that affect design-cost-schedule structure. This integrated approach to design allows the project to operate with maximized efficiency, and best overall project experience.

Once the design is established, our team of professionals prepare the building permit package (when needed), design-build contract documents (IFT-IFC, specifications etc.) and oversee construction, followed by FF&E procurement. We work with contract furniture manufacturers, and suppliers both locally and internationally to design, and curate hospitality grade quality and qualified FF&E deliverables, while keeping in mind the importance of fire safety, public wellbeing and stakeholders all at the same time.
