Driven by design, our construction and project delivery division is fully integrated right from the start to realize our designs, and value engineering along the way that will never undermine the original design intention. From the project’s preliminary budget planning & qualifying phase; to the design development stage (concept designing, revising, design administrating); then to the pre-construction stage (specification package issuing, estimate writing, value engineering and scheduling), and finally to the construction phase, RAAW design’s approach to our projects’ IGMP (intially guarenteed maximum price) process have demonstrated the capability of delivering design masterpieces we are proud to call our work.

+ FROM THE STARTING POINT

Through our tailored version of the IGMP-IPD (initial guaranteed maximum price-integrated project design) model, small and mid scale project business owners save cost, through eliminating miscommunications that often occur in the design-bid-build model where the ‘design’ and ‘build’ are separate firms; they save time, through eliminating the lengthy and often ineffective ‘tendering’ process that can become very misleading due to poorly written construction contracts (in the absence of a legal consultant that often review formal bid documents etcetera in larger firms), and end up comparing apples to oranges and oranges to tangerines. Integrated from the start, our designs are set out to meet the design goals within a pre-established budget outline and projected project schedule through a multilaterally integrated approach, uniquely ours. Refined with each additional design-build project, our unique approach has repeatedly proven successful project outcomes.

+ TO THE FINISHING TOUCH

Apart from the construction work, the process of FF&E Procurement is overseen by our extensive manufacturing and resourcing channels globally. Our designs are envisioned in Vancouver, and are sourced globally. We occasionally accept OPCI in our FF&E procurements for specialized equipments or registered franchised case goods, subject to a case by case evaluation. This fully integrated process allows our designs to be realized without compromises to the very best of our design intentions in every detail. Prefabricated interior elements such as integrated millwork, freestanding furniture and fixtures ensure our design execution can be realized, within feasible parameters and with quality assurance.
